Examine Roof Shingles


Examine your roof to see if any shingles are missing or damaged. Shingles that are
cracked, buckled or loose or are missing granules need to be replaced. Additionally, if
you’ve had the same roof for 20+ years, you may want to start budgeting for a
replacement. Flashing around plumbing vents, skylights and chimneys also need to be
checked and repaired. Look for bent or damaged flashing around chimneys, skylights, or
points where the roof makes contact with the house. It is imperative to get these repairs
done to avoid water damage and rotting.



Check Seals Around Windows and Doors


Cold temperatures can cause seals around windows and doors to loosen, harden and
crack. Inspect these areas and make repairs as needed. This will prevent water leakage
and will keep your home more insulated during hot, humid summer days.


Check and Clear Out Gutters


It’s very important to clean out your gutters and downspouts. Spring storms will be here
before you know it, so make sure that your gutters are clear of debris so that they
function properly. Also make sure to check for loose or leaky gutters. Improper
drainage can lead to water in the basement or crawl space. Lastly, make sure that
downspouts drain away from the foundation and are clear and free of debris. The
downspouts need to be extended away from the home a minimum of four feet, with six
feet being preferred.


Examine Chimney and Foundation

It’s also important to inspect your home’s foundation and chimney. Repair any cracks as
small fixes now could save you from extensive damage later on. Check the exterior of
the chimney for signs of damage and have the flue cleaned and inspected by a certified
chimney sweep. A house with a crawl space has vents along the foundation walls.
These vents provide air circulation that helps dissipate excess moisture and helps to
prevent mold growth. Foundation vents are usually recessed and become a catch-all for
leaves, twigs and assorted debris. Spring is a great time to clean out this debris and
check screens for damage. Make sure to repair any damaged screens knowing that
unwanted critters can squeeze through small holes and tears.


Inspect Concrete


Inspect concrete slabs for signs of cracks or movement. All exterior slabs, except for
pool decks, should drain away from the home’s foundation. Fill cracks with a concrete
crack filler or silicone caulk and when the weather permits, power-wash then seal the
concrete slab.
